Construction estimating services

Seven services, one method. We measure from your drawings, price with regional costs and show every assumption.

Quantity takeoffs

AI-assisted measurement of every length, area, volume and count on your drawings.

Our AI models measure each item on the plans and an estimator checks every result. We list each quantity by trade and by CSI division. You get the quantities in a spreadsheet and the marked-up drawings, so you can check every number.

Material takeoffs

We turn quantities into a list that a supplier can price.

We convert the measured quantities into units that suppliers sell: sheets, studs, bags, linear feet, fixtures. We add waste factors and state them, so the list goes straight to a supplier for a quote.

Detailed cost estimates

Labor, material and equipment, priced line by line.

We price each line with material, labor and equipment costs for your region. We show the unit costs and the assumptions, so you can change a rate and see the total move.

Bid and proposal support

A bid-ready estimate with inclusions, exclusions and clarifications.

We write the scope letter that goes with your number: what the estimate includes, what it excludes and what the drawings do not show. You review it, add your markup and send the bid.

Change-order pricing

We price the difference between two drawing sets.

Send the old and the new revision. We find the changes, measure the added and removed work and price the change order with the same rates as the original estimate.

Bid leveling

We put subcontractor bids side by side on the same scope.

Subcontractor bids rarely cover the same scope. We list each bid against one scope sheet, mark the gaps and show the true low number.

Conceptual estimates

An early budget from schematic drawings.

Before the drawings are complete, we give a budget range from schematic plans, area and building type. Use it to decide if a project is worth pursuing.

Trades by CSI division

We follow CSI MasterFormat. Each estimate lists quantities and costs under the division that your bid form uses.

How a project runs

  1. Send plans

Send the drawings, specs and bid date by email or file link.

  2. Scope review

We confirm the trades, the scope and the deadline. We send a fixed quote.

  3. Takeoff

AI models measure every item. The estimator checks them in PlanSwift, Bluebeam or On-Screen Takeoff.

  4. Pricing

We apply material, labor and equipment costs for your region.

  5. QA check

A second pass compares the quantities with the drawings.

  6. Estimate delivered

You get the spreadsheet, marked-up plans and a scope letter.

Send the plans for your next bid.

Tell us the trades and the bid date. We reply within one business day with a fixed price and a delivery date.
